The just value of a parcel includes the land value, building value (if there is a structure on the property) and the special feature value. Factors considered when a property appraiser calculates the value of a parcel include: the present cash value, location, size, cost, replacement value of improvements, condition and net return if the property is sold. While looking at the just value is a good way to get a baseline idea of how much a property is worth, in practice the actual price a house/parcel might sell for is often higher (sometimes much higher) than the just value calculated by the property appraiser. This is due to the way property appraisers assess homes and the fact that in a dynamic market, home values can increase quite quickly. Property appraisers only assess homes every so often (generally in 1 to 3 year cycles) so mismatches between just value and the actual price a home are possible. Parcels values are updated as new data becomes available.
*If you are looking at a condominium complex it is important to note that for technical reasons, the median value of all the units within that complex is shown. Values for individual condos within a complex are not available.
